Invest for a minimum of 5 years. Your name will be on the title and at the end of the five year period your down-payment will be returned to you plus 50% of the appreciation as well as monthly cash flow.

Our goal is to create a large and profitable real estate portfolio for our equity partners who do not have time to manage their money favorably. These Joint Ventures involve single asset transactions and portfolio transactions and span all property types in the Greater Toronto, Orlando and Surrounding Areas.

Alternatively, you can opt to have regular checks deposited to your account during the course of the year as well as the equity portion credited to your account at the end of the contract.

To invest, we would first find out how much you are looking to invest and for how long, but it must be for a minimum of 5 years. We would then examine our portfolio to see if there is a property that fits your criteria and offer it to you.

If there is none, we would locate a solid property outside of our portfolio that fits your criteria. Once a property is located, we contact you to give you all the details and then you would decide to participate or not. There is never any obligation until after you approve the deal.

Once you agree on the property that fits your criteria, a Joint Venture Agreement (JVA) (legal document) is drawn. Yes, this is a legal document and you should retain your lawyer to have the document examined. Both parties must agree to the terms and conditions as set out in that JVA. Your name will be on the title.

Now that the JVA is signed and sealed, you just sit back and wait for the expiration of the contract to get your return on investments.
